We will arrange a suitable time to meet you at the property and will provide you with an honest and open view of the achievable rent in the current market.

We will also advise on anything we feel would maximize rent with the minimum of cost.

We will carry out as many accompanied viewings as necessary to secure the most suitable tenant.

Choosing the tenant

We never forget that the property belongs to you, therefore the final choice is always yours.

We will submit tenants applications and any additional supporting information to assist you with selecting the tenant you wish to proceed with. Some of our Landlords like to meet applicants before they make a final decision and that we fully support.

Once an applicant has been selected we commence a very thorough and rigorous refencing process including in depth credit checking and profiling along with confirmation of employment / earnings and previous Landlord reference if the applicant has rented before.

Choice of service

We offer a choice of full management service which includes all the administrative preparation for let, tenancy sign up, deposit protection, rent collection, regular inspections, dealing with maintenance / repairs and end of tenancy check out.

We also offer a tenant find service which covers all the marketing, referencing and tenancy preparation and check in. However, as we are independent and Landlord focused we are delighted to discuss a bespoke service tailored to your specific requirements.

Letting fees and tenant protection information

Before the tenancy starts

Holding Deposit: 1 week’s rent

Deposit: Five week’s rent

During the tenancy

Payment of £50 if you want to change the tenancy agreement.

Payment of interest for the late payment of rent at a rate of 3% above bank base rate.

All costs incurred for the loss of keys/security devices.

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

During the tenancy (payable to the provider) if permitted and applicable
