A few years ago we made the decision to open all of our town offices sales department till 4pm on Saturday’s. In many parts of the country opening Saturday afternoon is the norm. However, over in Great Yarmouth, Gorleston and Lowestoft most estate agents had reduced their Saturday hours to 9am to 1pm after the recession of the 1990’s and never extended them again. The extra capacity these opening hours have given us for viewings and engaging with customers has had a great effect on business. Saturday just gone being a prime example! We have a property on the market on a multi agency basis. By being the only agent here Saturday afternoon we made a viewing, took the offer and tied up the sale all while our competitors were shut. Thus giving us a valuable sale and a just as valuable happy customer! In a fast passed market it is important to choose an agent who offers you the correct balance of service, expertise and of course….motivation. The importance of using an agent with strong local knowledge was demonstrated this week by our esteemed colleagues at Hatched estate agents. They are advertising a property in Bradwell as ‘Three miles from Berney Arms train station’. Now I don’t doubt the property may lay three miles from Berney Arms station as the crow flies. However, making that journey across the marshes and swimming/wading through Breydon Water may not be recommended and I would suggest that it may result in the person trying to do it missing their train! Indeed they may never take a train again! Also bearing in mind that Berney Arms has no roads other than farm tracks leading to it this may not be a viable station for commuters.
