Your mortgage valuation is not a survey, and this is only likely to identify problems affecting the security of the loan. Homebuyer Report

This is a concise report prepared on the basis of a standard report form issued by the RICS. The survey will identify any matters affecting the value of the property which are considered significant or require urgent attention. A Market Valuation and buildings insurance assessment are also included. This service is suitable for most houses and bungalows of conventional construction built less than 150 years ago and in reasonable condition. This report is generally accepted as the minimum advice any buyer should take prior to purchase.

Building Survey

This is a detailed survey reporting on the construction and condition of the property. It is suitable for all residential properties particularly older, larger, dilapidated or unusual properties. The report will identify both major and minor defects and maintenance implications. A Market Valuation and buildings insurance assessment can be included by agreement of an additional fee.
